For example, if you find a purchaser for your existing home before you've found a new home, you will need to find temporary housing if the closing dates become a negotiating point. On the other hand, if you find your new dream home before the sale of your current home, you may need to bridge finance for the interim period. The best case scenario is to positively price your home so that there are many showings, great realtor feedback, and of course, offers. There is an unwritten rule in real estate, that a home will garner top price within 30 days and each month after this, the profit margin sinks significantly.
